Tata Strategic was engaged by City & Industrial Development Corporation of Maharashtra Ltd. (CIDCO) to prepare the business plan for Navi Mumbai Multi-product SEZ (NMSEZ). NMSEZ is one of the first multi-product SEZs in India. Tata Strategic conceptualised the SEZ, and prepared a feasibility report involving assessment of market demand, estimation of investments and expected returns. It also assisted the client in competitive positioning of the SEZ.

 

Business Plan for Sector-Specific (IT, Biotech, G&J) SEZs in India

Tata Strategic prepared detailed business plans for sector-specific SEZs across the country in the areas of IT / ITES, Biotech, Gems & Jewellary (G&J) & Leather  The business plan covered aspects related to demand assessment, activity-mix, infrastructure planning, conceptual layout, financial feasibility, competitive positioning and marketing plan of the proposed SEZs.

 

Business Plan for a Free Trade Warehousing Zone (FTWZ)

Tata Strategic was engaged by a consortium of a leading financial institution and a strategic investor to conceptualise and prepare business plan for a FTWZ (a relatively new concept in logistics infrastructure) in India. Tata Strategic identified favourable user industry segments along with suitable service-mix based on location and positioning aspects. The activity-mix was planned considering unique warehousing requirements and value added services for each of the prioritised industry segments. The project covered extensive analysis of commodity trade and EXIM traffic through gateway ports (sea ports / airports) for key industrial clusters in India. The business planning exercise also involved preparation of project financials and formulation of marketing strategy for competitive positioning of the proposed FTWZ in India.

 

Business Plan for Developing a Unique Tourism Facility in Western India

A leading publishing house, looking for entry in tourism sector, engaged Tata Strategic to prepare a business plan for developing a uniquely positioned tourism destination.  Tata Strategic built a hypothesis of possible components based on client aspirations, tourism facilities in Goa and benchmarking with other renowned national and international tourism products / destinations.  The hypothesis was then validated with the tourism potential / trends of Goa, profile of tourists visiting Goa and its fit with the proposed concept / location.  The final product mix was used to prepare a conceptual layout and estimate the project investments and returns.  Tata Strategic also assisted the client in identifying a suitable site and suggested various financing options for the proposed development.

 

Feasibility Study for an Integrated Tourism Development

Tata Strategic prepared a detailed feasibility report for an integrated tourism development of a coastal location (in Western India) for a consortium of a leading financial institution and a Government agency.  The key components of the proposed development included a 5 Star Hotel / Resort, Convention Centre, Amusement Park and a 18-hole Golf Course.  The study covered assessment of market demand of various tourism components to arrive at an optimal activity-mix / product sizing and infrastructure plan.  As part of the study, the financial attractiveness of the project was also evaluated along with preliminary environment impact assessment.

 

Feasibility Study for Development of Second Entry to Mumbai CST Railway Station

Chhatrapati Shivaji Terminus (CST) is a historic railway station in the country. It serves as the headquarters of the Central Railways, and is one of the busiest railway stations in India. Mumbai Rail Vikas Corporation (MRVC), which was mooting the plan for development of second entry to CST station along with commercial development of the adjoining land, engaged Tata Strategic to conduct feasibility study for the same. Tata Strategic conducted the study involving demand assessment, infrastructure gap assessment and preparation of project financials for the proposed second entry and commercial development of adjoining plot of land. Tata Strategic also partnered with M/s Hafeez Contractor in developing the conceptual Master Plan for the proposed development.

 

Optimisation of land-use for a Prime Plot of Land in Mumbai

Tata Strategic carried out the land optimisation exercise for a business house in Mumbai. The project involved recommending an optimal real estate activity-mix (hotel, commercial office, retail components) considering market demand, pricing, and regulatory aspects to maximise the project returns.  Tata Strategic prepared detailed financials for the project to assess the viability / attractiveness of the proposed development.

 

Business Due Diligence & Valuation of a Port in Western India

A leading business group, interested in buying stake in a port in western India, engaged Tata Strategic to conduct due diligence and recommend valuation range.  Tata Strategic validated the business plan of the target company by analysing traffic projections, revenue estimates and capital expenses.  Tata Strategic also evaluated the technical / operational feasibility of the port project along with assessment of regulatory clearances for the proposed expansion plan.

 

Bid Advisory & Valuation for an Airport in South India

Tata Strategic assisted the client (a leading business house in India) in bid advisory and valuation exercise for airport expansion including associated real estate development consisting of hotel, retail, health city, and knowledge city.  Tata Strategic assessed the existing status of airport assets, analysed current and historic air traffic levels and operating costs, and prepared a business plan for city side and air side development.  The recommendations for bidding consisted of valuation ranges based on Liquidation Value, Replacement Cost and DCF Valuation.

Tata Strategic was involved in identifying synergies between two leading players in the project business. The study analysed the potential market opportunity and likely synergies in India and International market segments for the projects business. The study also involved identifying operational synergies and competitive positioning in the post-merger scenario.

 

Business Process Improvement for Pre-Engineered Building (PEB) Solution Provider

The Pre-Engineered building division of the client (one of the leading players in India in PEB business) was confronted with delivery delays and customer service issues.  Tata Strategic revisited the existing processes and identified the root causes for the delays.  It also assisted the client in realigning the processes and organisation to effectively meet business requirements and achieve competitive edge.  Tata Strategic is partnering with the client for implementing the processes.

 

Preparation of Bankable Report for Setting-up Construction Material Plants

Tata Strategic carried out feasibility studies for companies involved in manufacturing and trading of construction materials like Float Glass, MDF (Medium Density Fibre) and Particle Board. The projects involved an extensive market assessment considering product demand (global /domestic), capacity utilisation, capacity additions and price trends.  Additionally, an evaluation of locations was also performed against critical success factors for the industry / sector.  A business plan was prepared to assess the financial viability.  The final report was presented to bankers to facilitate financial closure as well as to various Government authorities for project approvals.
